This request would allow for additional commercial uses and greater height under the DX-12-CU w/TOD request. Commercial uses in RX in the TOD are limited to 10,000 square feet as a ground floor use in an apartment building. Under DX, there are greater commercial uses permitted with no limit on square footage or location. Height allowances will increase with the new request from 3 stories (5 stories with TOD) to 12 stories (18 stories with TOD). Proposed conditions would prohibit certain uses otherwise permitted in DX and require the dedication of at least 122 affordable units.
