A request has been submitted to rezone approximately 59.21 acres of land from its current Wake County zoning to a Raleigh zoning classification for residential development. The proposal includes several conditions intended to guide the project, such as a maximum of 180 residential units with a prohibition on the apartment building type, specific requirements for open space and amenities, and a financial contribution to the Raleigh Fire Department. Additionally, the developer has proposed conditions for buffering and landscaping along the southern property line, the dedication of a greenway easement for connectivity along with an internal pedestrian connection, and regulations for stormwater management and watercourse protection.
