The request from a residential district to a mixed use district would permit commercial uses on the site. The request removes the Neighborhood Conservation Overlay District (NCOD) from the site. Removing the NCOD would allow greater height permitted height, 35’ under the NCOD compared to 50’ in an RX-3 district. Additionally, a request of RX-3 removing the NCOD would permit smaller minimum lot sizes and setback requirements. Proposed conditions would prohibit the certain uses otherwise allowed in RX: detention center, jail, prison, and cemetery.
