The request would rezone approximately 3.93 acres from Residential-1 (R-1) to Commercial Mixed Use-3 stories-Conditional Use (CX-3-CU). It would allow for development at greater land use intensity than is currently permitted on-site. Compared to current zoning, the request would permit a wider variety of uses, including commercial retail, and a wider variety of housing types to be built, including apartments and townhomes. Proposed conditions would prohibit the following uses: cemetery; adult establishment; detention center, jail, prison.
